No direct fee for our core buyer service.
Our market research, property sourcing, viewings and purchase coordination are paid through a share of the seller-side commission when a purchase completes.
The property price, taxes, notary and mortgage costs, and any separately agreed legal or specialist fees are additional.
What about a one-off service?
A standalone market report or remote video visit can be priced separately. If you go on to buy a property with us, that fee is fully reimbursed. Ask us about the scope before we begin.

Can we start while I’m abroad?
Yes. We begin with your plans, a shortlist and local video walkthroughs. When you travel to Madeira, we arrange viewings around the homes that interest you.
Do you work with just one agency?
No. Levada searches across homes marketed by different agencies. Miguel’s real estate background is with RE/MAX; your shortlist is built around your brief, across the market.
Can I send you a property I’ve already found?
Absolutely. Send the link on WhatsApp with your questions and we can take it from there.

Who helps with legal and residency questions?
Our independent legal partner, Ricardo Custódio, can review the legal side of a purchase. Residency, tax and rental permissions need advice specific to your circumstances and the property; we help coordinate the appropriate professionals.
